  • anyone here had a house built?

    Afternoon guys,
    have any of you built/ had a property built for you?.
    We are weighing up options at the moment as we have a 3 bed dorma bungalow that we are looking to extend or do a new build.
    At present the place is livable but rooms are on the small side and brick style used on the house look horrid
    Its in the new forest national park and not been extended so we still have full 30% to extend by.
    Things swaying us towards new build are less vat and it will be how we want it. Looking to end up with a 4 bed chalet bungalow as it has to stay in keeping with the area.
    Ive been told a 4 bed house is around the 100k mark to build any other input on price?.
    We have an architect coming out next month so going to get some ideas down on paper
    Taa for any input or pointers

    We started a 1 bed/kitchen/front room ext on a chalet bunglow and we are way over 50k and no kitchen yet,
    Be cafefull on quotes as they never come out that cheap.

      100k fella, maybe for the shell but there is no wy you will complete for that, make sur you get a full quote off builder for everything

        Thanks guys, yes thought it would be shell only, maybe more $$ for a chalet as more complex roof layout?.
        see thats my thinking Mark extensions seem alot but for double your money you can start fresh and have everything you want in a new build plus you dont get raped for vat like you do with an extension.
        Couple of people i know have had massive extensions over periods of time and both said if they were to do it again they would start from scratch.

            My dad used to do this. 1 house which was split into two flats with the correct sound proofing etc, kitchen, bathroom, plaster on the walls and electric came in between 60 and 70k depending on spec etc. This was flats so had to have bison beams and fire precaution etc.

            Each flat once built was worth around 70 to 80k each. This was around 5 to 8 years ago.

              I had one built in 2000 3 bed detached,if you manage the buid yourself you will save pounds.Remember one of the biggest cost's is the footings.Get your plans sorted then either do a full build quotation or in stages.

                Rob do you mind me asking a rough price on a 3 bed? I can do the footings and would like to do things. I have friends which are plumbers and sparks so that should come on handy!

                  Very rough about £ 70.000 finished and it was a big house.Remember now materials are expensive but the merchants want your money.Get the plans done then pay somebody to break the materials/quantity's down then go for the best price.But project manage yourself the builder will help you.

                          Here's the place/ plot we purchased, it's just under 1/4er of an acre in the forest, as you can see plenty of scope to extend!.
                          Planning regs are tight in national park but I know we can have a 4 bed chalet on the plot as the place to the left of the picture cut their garden up and had one built for their daughter.

                            We have planning perm for above the garage for 2 bed rooms and 1 bathroom but it will be out of the time period for it but not starting on it yet as spent to much on the back.

                              If it was granted once I'm sure it won't be a problem to re-apply? Just a pain to have to hand over cash to the council again!
                              Nice garage! I don't have one at present, not seen the escort for over a year as it had to go into storage.
