    And I mean masses of renovation!

    Any sparkys on the forum?

    My missus wants to look at a house on Saturday, and basically its a sealed bid deal........ The occupier has been moved into a home, and its on the market.

    Loads and loads of potential, but it hasn’t been touched for at least 30-40 years!

    It needs a complete rewire and probably the whole heating and water system replacing.

    What would you need to budget to do this?

    Anybody fancy helping a forum member out

    How big is the house? As a "rough" guide, my brother recently paid just over £2,200 for a full rewire on a largish 3 bed semi, including putting power in the garden and shed.

    Thing with a project that big is that it's not just the leccy' and water/heating - floorboards, floor joists, windows, doors, roof joists to be checked, the list could go on and on without considering damp, it'll probably need gutting back to bare brick thoughout.

      2 bed house, detached garage (I wouldn't put the cos in there mind you, it would be safer outside!!).

        depends on how handy you are yourself or how much hassle you want. You could get a boiler installed for around 2k and do all the rads and pipework back to the boiler yourself, if not you will need to budget for around 3 - 5k for that I would have thought, water would be pretty much done with the heating, so going with Simon's costing it could cost around 7-8k to get it done, but as he said there could be many hidden extra's that you just haven't budgeted for.

        Personally I like a challenge and this is why we have ended up with the house we are in, as we have made money on other projects and also got this for a steal as it hadn't been touched for 20 years

              £20k to £22kwon't be far off once you've got stuff like bathroom suite and kitchen units - and that's if you don't go to town on either of those.

                True, but the bulk of stuff needing to be done first would be the heating and electrial stuff....

                The rest could be done as it progresses

                (Major factor in all of this, is I keep the cossie! ).

                  i would say if you are looking at complete rewire, pluming etc then tak into account walls, celings and floors etc then you will be looking at nearer 40k!
                  xflow way to go!

                    i could be in the same situation, ideal house been rented for the last 25years but has no central heating may need a re wire and possible roof problem but waiting on more info

                      I have a few family members in the trade (just not in plumbing and electrical), so 20k would be a closer estimate.

                        Sealed bid, so has it been advertised locally/nationally?

                        Beware that your bid will need to be strong - real strong.

                        There are many property's like the one you describe locally too (Somerset), and they are almost always purchased by peeps who buy them to renovate quickly and make a decent profit.

                        Often purchased by the owners of local building company's (or someone representing them), then renovated to a decent standard. The whole job is usually completed within 8 to 10 weeks and then immediately the property is put on the market for sale (or sometimes to rent).

                        Just be warned, you will most likely be competing against speculative buyers with a "nose" for quick buck.

                          Oh Deffo Doug, we'll bid as to what we think is fair considering the work needed.

                          If its up for 180 say, I wouldn't be bidding 170!!! Let the builders get on with it (Dirty, sneaking, underhanded, slimy Estate Agents!!! ).

                              We just had a back boiler removed, the original pipe work rerouted to the other side of the house, new combi installed and two extra rads, remove the water tank and emmersian tank. £1900

                              One thing to do, make sure you get the copper, they will tell you all this crap, but in old tanks there is loads, they can nearly double there labour cost just with this alone.

                              If you was going for the works, new bathroom/heating with out using old stuff, your looking around 4/5k depending on the boiler and bathroom.

                              Things like walls etc is all stuff you can do, taking the old plaster off will be easy, just dry line and get a mate or someone to skim it.

                              Damp will be your big problem, also check the roof, any cracks and so on, if it needs structual work, its going to cost big time.

                              If you did it yourself and just got a plumber and sparky in, cant see it costing anymore than 15k to replumb/rewire, new ceilings, plaster, carpets etc.

                              Thats down this neck of the woods tho, up country they seem to charge what they want!
