I would say realistically 20-25k as it stands depending on who is looking and how they view the issues to resolve.

All completed and good to go I would say 28-32k tops and probably on the high figure of that estimation with a few of the personal choices removed and put back to a more general standard.

If you are confident in what you have do the jobs then bang it up for 35k and be prepared to sit on it in the hope the right buyer comes along!

Thats what i intend to do with mine! 75k if anyone is stupid enough
